RentCafe Terms of Service
By using RentCafe.com (RentCafe ILS) or any property websites powered by RentCafe (RentCafe Portal) (collectively, “RentCafe”), you accept and agree to be bound by the latest version of the RentCafe Terms of Service (posted at https://resources.yardi.com/legal/rentcafe-terms-of-service/), which are between you and RentCafe (not the property) and will be updated from time to time. The property may have its own terms and conditions that apply between the property and you.

These Terms and Conditions (“Terms”) govern access to and use of [Website URL] and the property-application services provided by Clearwater Lake (“Company,” “we,” “us,” or “our”).

4. Applications
You agree that information submitted through the Services will be complete and accurate to the best of your knowledge. Materially false, misleading, or omitted information may result in rejection or withdrawal of an application where permitted by law.
Submitting an application:
- Does not guarantee approval, reserve a property, or create a lease;
- Does not obligate a property owner or manager to offer housing;
- May be subject to disclosed screening criteria and applicable law; and
- May require additional documents, verification, deposits, or agreements.
Any lease or tenancy will be governed by a separate written agreement.
5. Screening and Authorization
An application may involve identity verification, rental-history checks, references, consumer reports, or other lawful screening.
Where required, disclosures and authorizations for consumer or background reports will be provided separately. Agreeing to these Terms alone does not constitute authorization for a consumer report when separate authorization is legally required.

6. Application Fees and Payments
Applicable fees will be disclosed before payment. Except where prohibited by law or expressly stated otherwise, application fees may be nonrefundable once processing or screening begins.

These Terms do not override state or local rules governing application fees, deposits, refunds, or payment disclosures.
7. Electronic Communications and Signatures
You consent to receive records and communications electronically, including through email, text message, website notices, or your account, subject to applicable law and any preferences made available to you.
Electronic acceptance may have the same effect as a handwritten signature. You are responsible for retaining copies of records relevant to your application.
